Site Preparation:

Slab:

  • Site preparation and levelling including machine hire for excavation for concrete slab as designed by the engineer on ground construction
  • Soil removal up to 2 trucks
  • Under slab Piering up to 60LM
  • Concrete pump hire for concrete slab and piering
  • Supply and install waffle pod, steel, steel mesh and other necessary fittings for slab
  • Waffle Pod ‘M’ class Concrete Slab as per structural engineer details

Underground connections

  • Sewer connection to main as per design / as needed
  • Underground water service to house as per plan/ as needed
  • Provide water and gas connection as per design ( No length restriction. Will be done as needed)
  • Electricity connection as per design ( No length restriction. Will be done as needed)
  • Telstra/NBN conduits connections from source, the owner will be responsible to connect from the service provider

Framing and metal beams:

  • Timber Frame Construction (90mmx35mm) as per Framing Code AS 684.4 2010 and Floor System as per the current Smart frame guidelines

Roof:

  • Tile roofing from Monier Elabana/Atura range with fire retardant sarking to underside roof color
  • Colorbond fascia and gutter with round PVC downpipe as per Hydraulic Engineer’s details
  • Insulation R.3

Brick, Rendering, Cladding:

  • Face brick with off white mortar from Austral Bricks Everyday Life Range
  • Back and one side of the house will be cladding ( first floor only)

External Inclusions:

  • Provide termite protection to the perimeter of the slab
  • Collars to the internal pipes
  • Garden Taps to Exterior-One is front of the house and one is back of the house-One drinkable water and one rainwater
  • All external ceiling will be cement board
  • External wall Insulation R2. (Subjected to Basix)
  • Gas, hot and cold provisions for BBQ
  • Rinnai/ Rheem 6 Star rated gas instantaneous wall mounted hot water system
  • 2000L Rain Water tank as per design

Internal Inclusions:

  • Height of ground floor celling is 2700 mm and first floor celling is 2500mm
  • 10mm Plasterboard to the walls and 10mm Plasterboard to the ceiling
  • Three stepped cornices
  • Supply & fix villa boards sheeting for the bathrooms.
  • Plaster all joints and corners with approved base coats & topping coats
  • One Niche to the living area

Staircase:

  • MDF staircase
  • Carpet/ Laminate finish
  • Metal timber balustrade

Painting:

  • Residential grade Tubman three coat paint to walls throughout (White on the ceiling & selected color to the wall)
  • Maximum one feature wall and color to be supplied by the client
  • Architraves will be same color of door and skirtings will be same color of the wall.

Garage and Garage Door:

  • Plasterboard lined interior to Garage
  • Charcoal colored concrete driveway
  • Colorbond flat line sectional panel lift auto garage door and opener including 2x remotes with standard color

Windows:

  • Residential grade aluminium frame sliding doors and windows as per windows schedule ( Color range: Black/white/grey/monument)
  • 38 mm Laminated glass for better sound proofing
  • Nylon fly screen in windows as per builder range
  • Keyed locks for all windows as per builder range

Doors, Skirting & Architraves:

  • Designer main entrance maple door with varnish finish from standard range, door jamb, hinges & handle ( allowance of $600.00)
  • Main door will have magnet door stoppers
  • hollow core internal doors( ground floor -820×2400, first floor-820×2100) with modern locks ($20 allowance) and paint finish
  • All doors as per door schedule
  • Square 65 mm skirting boards and 65 mm wide architraves
  • 65 mm square skirting and architraves for all doors & windows throughout the
  • Steel door handles and plastic door stoppers as per builder’s range

Floor covering:

  • Up to 600×600 Porcelain Floor Tiles throughout the ground floor on concrete (allowance $20/sqm)
  • 300×300 floor tiles for all the toilets (allowance $20/sqm)
  • 300×600 wall tiles for all the toilets (allowance $20/sqm)
  • 300×600 or 600×600 floor tilers for porch, balcony and alfresco (allowance $20/sqm)
  • Laminate flooring to all the rooms including ground floor bedroom and common areas for of floor (40$/sqm incl installation)
  • For one toilet you can choose maximum two types of tile for wall and one type of tile for floor.
  • Builder will pay once for the delivery of tiles.

  • All electrical work, compliant with ASNZ3000

  • Roof Guardrail allowance as required by Work Cover Authority

Completion

  • Removal of construction rubbish at the end of the construction phase
